What a RICS Valuation Includes

A RICS valuation comprises a concise written report describing the property and the interest being valued. The inspection is limited in nature and normally includes measurements and identification of any obvious defects visible at the time of inspection. A valuation does not constitute a building survey or condition report.

 

When you need a valuation and when you need a survey

A valuation and a survey serve different purposes and are often confused.

A RICS valuation is required when you need an independent opinion of value for a specific purpose such as probate, matrimonial matters, Help to Buy, Right to Buy, company accounts or court proceedings. The inspection is limited and the report focuses on value, not condition.

A survey is required when you need advice on the condition of a property. A HomeBuyer Report or Building Survey looks at defects, repairs, risks and maintenance issues but does not normally provide a formal valuation unless specifically requested.

If you are unsure which service is appropriate, it is usually best to consider why the report is needed. If the requirement is legal, financial or administrative, a valuation is normally required. If the concern is the physical condition of the property, a survey is more appropriate.
